BCA Update - Spring/Summer

Asphalt Seal Coating Project: Group Six

Group Six of the seal coating project is scheduled for Thursday, September 21st.  The below streets will be closed for a 24-hour period so that the seal coat can be applied and have time to dry. All travel and parking on these streets will be prohibited during this time.  

Group 6 – Thursday, September 21st 
  • Bronstein Lane (between Ringneck Pl & behind 42556 Ringneck Pl)
  • Christopher Thomas Lane (between Explorer & behind 23235 Christopher Thomas)
  • Firedrake Terrace
  • Higbee Lane (including behind 23432 Gardenwalk)
  • Muscovy Alley
  • Spice Bush Terrace (between Twinleaf & in front of 23427 Spice Bush Terr)
  • Stalwart Alley (between W side of Stalwart Alley & behind 42481 Ringneck Pl)
  • Tourmaline Alley (between Spring Splendor Dr & 42465 Spring Splendor Dr)
  • Twinleaf Terrace (between Gardenwalk Dr & Virginia Rose Pl)
  • Washburn Terrace
  • Waxsaw Alley

Please review MAP and the above listed “Light Blue” streets that will be closed.  

TRAILS: The trails north of Ryan Road and the Belmont Trace trails will be seal coated as part of either Group Five or Six.  Please remain aware of signage and closures when traveling these areas.

RELOCATING VEHICLES: Vehicles remaining on these streets after 7:00 AM will be relocated to a nearby street or the Brambleton Town Center by a two company. Vehicles in residents’ driveways and garages will also need to be relocated by the owners if they plan or need to use their vehicle during the 24-hour road closure period. **Please be cautious of parking vehicles on other BCA streets that are scheduled to be seal coated, as similar restrictions and relocation efforts will also take place. 

ACCESS TO STREETS:  All access to the streets during this time is restricted.  Freshly applied seal coating will track.  Be sure to stay off the streets.  If applicable, educate and inform your children; also keep your pets off.  BCA will place plywood down in strategic locations to serve as crossing points for pedestrians.  

IRRIGATION SYSTEMS: If applicable, residents must turn off their irrigation systems during this 24-hour period.  Wet streets or water sprayed onto freshly seal coated street will negatively impact the application.  BCA will also be turning its systems off in the area of the treated streets.
