COMMUNITY STANDARDS

Holiday Décor and Lighting Holiday decorations and lighting do not require approval by the Covenants Committee. Nevertheless, if the committee determines that any decorations or lighting attract excessive traffic, unreasonably interfere with the use and enjoyment of common areas or adjacent lots, or create a dangerous condition, then the resident responsible must remove the decorations or lighting within 48 hours after receiving notice from the Association. Please be mindful that decorations and lighting must be specific and appropriate to the holiday occurring at the time of display. All materials must be within the lot boundaries of the resident making the display. Exterior decorations for all holidays may be placed out 30 days in advance of the holiday and removed no later than 14 days after the holiday. Christmas or winter decorations may be placed out as early as the day after Thanksgiving and may remain on display until Tuesday, January 15th.

Comprehensive Lot Inspections Starting in November - Community Standards Advisors will be conducting comprehensive inspections in Section 7 beginning Monday, November 5th, and in Section 29 beginning Monday, November 12th. Included in these inspections is confirmation that proper documentation for all modifications is on file with the Association. All inspections are performed by BCA staff. Staff does not enter fenced yards or access decks during these inspections. In accordance with the Association’s enforcement policies, notice will be sent to provide time to correct items noted to be in violation of Brambleton’s governing documents or policies. If you have any questions, please call 703-542-6263 or email communitystandards@brambleton.org.

Vegetable Garden Maintenance - Vegetable gardens and associated materials must be maintained in keeping with BCA’s Property Maintenance Standards. Vegetable gardens must be maintained in a neat manner, and all plant debris must be removed and the soil turned at the end of the growing season.
