INSIDE BCA

Section Acceptance Inspections - The Association will be inspecting the common areas and related improvements for deficiencies in the Brandt Townhome section in preparation of acceptance/turnover from the Developer to the Association. Residents with common area concerns in this area of the community are asked to email CIP@Brambleton.org with a description of the concern and location. Association staff will then inspect the concern and determine next action.

Committee Members and Volunteers Needed - BCA relies on its committee members and volunteers in order to ensure the health and success of our great community. Read our special message for information on opportunities to participate in new and existing committees, volunteer at events, and more.

Assessment Payment Address Notice - Please verify that all assessment payments, including recurring payments, are being made to the correct mailing address. Visit www.brambletonhoa.com/assessments for more information. Please contact hoa@brambleton.org or call 703-542-6263 with any questions.

COMMUNITY STANDARDS

Is it Time to Clean Your Siding? - Vinyl siding is fairly low maintenance, but occasional cleaning is important to remove dirt and debris that build up over time. Cleaning also removes mold, mildew, and chemical residue that can prematurely fade or discolor your siding. Ideally, siding should be cleaned once a year, particularly in shady or damp areas where mold and mildew thrive. If your siding is not shaded or damp and it looks clean, you can probably reduce the frequency to every other year. If you see green, it’s time to clean!

Exterior Decorative Objects - Our advisors have noted several properties throughout the community with beautiful decorative objects placed at the front of their homes. We want to remind residents that approval is required for all natural or man-made exterior decorative objects exceeding 12 inches in height or 18 inches in width or depth, or in quantities greater than two, which were not part of the original construction design as either a standard or optional feature. More information can be found on our website.

Common Area EncroachmentResidents are reminded that per Brambleton’s Declaration, exclusive use of common areas is not permitted. Examples include:

  • Changes to common areas without prior written approval from the Association.
  • Storage of personal items or equipment in common areas, including items like woodpiles, play equipment, and sheds.
  • Mulching, installing plant material, and cutting naturalized areas.
  • Dumping or placing materials such as leaves, grass clippings, or construction materials.

To remedy encroachments on common areas, BCA will take appropriate enforcement action. This may include assessments for the cost of removal or restoration, additional charges, or other sanctions permitted by the Association's governing documents or law. Please contact the Community Standards Advisors at 703-542-6263 or communitystandards@brambleton.org with any questions or to report a concern.
