The Declaration for Brambleton requires that Lot owners ensure the operation of light fixtures designed to operate automatically. These fixtures may include carriage lights, garage lights and up lighting located in landscaped areas. BCA’s Covenants Team conducts proactive, quarterly inspections to ensure the proper operation of these fixtures. If replacing the bulbs in the lamp does not render it operational, there may be a problem with the automatic sensor control (some needing replacement after 2 years or so), dirty or corroded light sockets, the breaker and/or the wiring. Because of the hazards of shock and electrical failure, please use caution when performing your own electrical maintenance or repairs. Consulting with your neighbors, builders’ warranty department, or a licensed electrician may be your best resource for resolution. Please note that if you need to replace a non-operational light fixture, please note that the use of a fixture that is not identical to that originally installed by the builder, requires a Design Review Application and approval by the Covenants Committee. Such applications should include the wattage, height of the fixture above ground, location on the property (shown on a plat map for the lot), and a description of the fixture(s) and/or a photograph or cut sheet from a catalogue.
